Worktop replacement in Manor House
Taking out a tired laminate worktop and fitting stone on the units you already have, in a single day.
Manor House kitchens
What the kitchens here are actually like
A hundred and forty years of alterations sit under the current kitchen, and the worktop is what has to sit flat on top of all of it. Old top out in the morning, new stone down and sealed the same afternoon, with a plumber either side of us. Sound carcasses are the one condition.
Mostly flats with compact fixed kitchens of 2.4-2.8m and appliances already in position, so replacement runs and upstands are the bread and butter. The Victorian terraces on the side streets give occasional rear-addition kitchens with a bit more length to work with. Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run.
The addition wall is half a brick thick in places and has usually had a damp course injected and been re-plastered, which leaves it neither flat nor consistent. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. Sound carcasses are the one condition.
On these streets the housing is post-war estate block, Victorian terrace, 1930s block and new-build apartment. Each of those behaves differently once the old top comes off.
True everywhere
Worktop replacement, in short
- The units stay. Only the surface changes.
- Old tops come out in the morning, new stone is down and sealed the same day.
- A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
- The carcasses have to be sound: stone is far heavier than laminate.
Covered from the Essex patch. Fitted 3–7 working days from template.

Getting stone into the room
Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent.
A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. A replacement is a two-way job, with old tops going out and new stone coming in, so the van needs to stay put across the whole day. The waste run is planned, not improvised.

What gets asked for here
The research on this patch puts this at the top of the list, above worktop splashbacks & upstands and worktop installation.

The building, and what it does to the job
Floors and walls that have settled towards the back addition, so the existing run is out of level and the stone will show it the moment it is set and levelled properly.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions
Worktop replacement in Manor House
If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.
Do you actually work in Manor House, or just list it?
Yes. Manor House is on the patch, and the postcodes we work here are N4. It is run from the Essex side, covering Essex & East London. A red route means no stopping, and no stopping means exactly that, so the stone comes in from a side street or from a bay behind the property. Waste is the part people forget: the old laminate or tired granite has to be walked back to the van and it does not get lighter. It is a full day at the kerb, not a delivery. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.
What is different about worktop replacement in Manor House?
The addition wall is half a brick thick in places and has usually had a damp course injected and been re-plastered, which leaves it neither flat nor consistent. Lath-and-plaster and bowed brickwork mean we template for scribes rather than straight cuts, and each piece is offered up and eased in rather than dropped straight down. What is under the old top is the real question. Appliance positions are effectively fixed here, so template around the existing hob and sink footprints rather than assuming they can be shifted along the run.
Is access a problem in Manor House?
Sitting on a major junction with red route sections and no stopping, so loading goes to the residential streets behind. The older blocks are walk-ups while the newer ones have lifts that need booking through the managing agent. Piece length is set by the internal diagonal of the lift car, not by the length of the slab. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. It sets what the day actually looks like. Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it.
Is worktop replacement the job you do most in Manor House?
Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop splashbacks & upstands and worktop installation. Upgrading a builder-finish kitchen is mostly a swap, so the cost sits in the material choice rather than in the shape of the room. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. Sound carcasses or it does not go ahead. Developer-fitted kitchens come with thin cam-lock carcasses, which are fine under laminate and want bracing before stone goes on them. The carcasses have to be sound, because stone is several times the weight of what is coming off. A plumber either side of us.
What decides the price of a worktop in Manor House?
Galley runs are usually short enough to come out of a single slab, so the material band you choose does more to the total than the room shape does. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. Carcasses have to be sound first. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.
What do I need to sort out first?
Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. We would rather find it at template than on the morning, which is why the templater looks behind the units. The laminate has been covering it up. Have a plumber booked to disconnect the sink, tap and waste first thing and reconnect after we have gone, and clear the hallway and stairs completely so we can carry slabs through the house. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Units kept, surface changed.
