What the kitchens here are actually like

Georgian terraceEarly Victorian terraceInterwar and postwar estate blockMansion flat

Nothing in a house of this age is square, and the kitchen is usually the part that has been altered most often. The units stay and only the surface changes, so the job is a day, and what makes it a difficult day is the building. A single day, planned properly.

Georgian and early Victorian houses have their kitchens at lower-ground level in what were service rooms, so runs follow the original room proportions with a small island or a central table rather than a big open plan. Estate flats nearby have compact separate kitchens with fixed service positions.

Parking is permit-controlled and the northern edge falls close to the congestion charge boundary, so charges need checking by street. Much of the Georgian stock is listed or in a conservation area with a lower-ground entrance down railed area steps that turn sharply at the bottom.

Rooms are tall with deep window reveals, and a run finishing into a reveal is templated to it rather than assumed square. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. Sound carcasses are the one condition.

The buildings themselves are mostly Georgian terrace, Early Victorian terrace, Interwar and postwar estate block and Mansion flat. Which of those you have decides most of what follows.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

Covered from the New Malden patch. Fitted 3–7 working days from template.

The shape of the run

On a heavily veined stone the island and the run behind it are nested off the same area of slab so the movement relates across the room. Going from a 38mm laminate to 20mm or 30mm stone drops the surface, which shows against tiles, a window board and any freestanding appliance. Height change is checked before we cut.

The building, and what it does to the job

Lower-ground rooms in this stock are damp-prone and rarely flat, so the run needs packing and the floor level checked at both ends before any long piece is cut.

What gets asked for here

This is one of the three jobs that come up most here, behind worktop templating. It is the same template visit, the same workshop and the same installers either way.

Getting stone into a Kennington kitchen

Much of the Georgian stock is listed or in a conservation area with a lower-ground entrance down railed area steps that turn sharply at the bottom. Parking is permit-controlled and the northern edge falls close to the congestion charge boundary, so charges need checking by street.

Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it. Where the route is genuinely tight, it changes how the pieces are cut, which is a fabrication decision rather than a delivery one.

Questions

Worktop replacement in Kennington

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Kennington?

Yes. Kennington is on the patch, and the postcodes we work here are SE11. It is run from the New Malden side, covering South West London & Surrey. Without a bay the van ends up on a single yellow with a crew member watching it, which takes a pair of hands off the carry. We stage the strip-out so the old tops leave in one trip rather than trickling out across the afternoon. The waste run is planned, not improvised. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Kennington change how worktop replacement works?

Rooms are tall with deep window reveals, and a run finishing into a reveal is templated to it rather than assumed square. In most Victorian terraces the kitchen sits in the back addition, so you get a narrow galley with one outside wall and nothing square to work off. Sound carcasses are the one condition. Lower-ground rooms in this stock are damp-prone and rarely flat, so the run needs packing and the floor level checked at both ends before any long piece is cut.

How does the stone actually reach a kitchen in Kennington?

Much of the Georgian stock is listed or in a conservation area with a lower-ground entrance down railed area steps that turn sharply at the bottom. Parking is permit-controlled and the northern edge falls close to the congestion charge boundary, so charges need checking by street. Door width, hall width and the diagonal at the turn are three separate measurements, and it is the diagonal that catches people out. With no room to turn, the old top gets cut up in the kitchen instead, which is dusty work and needs the room emptied first. That is agreed before a plumber is booked. Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it.

Do you do much worktop replacement around Kennington?

It is one of the three we do most here, behind worktop templating. Same template visit, same workshop, same installers either way. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. The carcasses have to be sound, because stone is several times the weight of what is coming off. A day, not a project. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project.

Why do two Kennington kitchens the same size price differently?

Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. Old laminate has often been holding a run square for years, and taking it off shows what the units were really doing. Carcasses have to be sound first. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

Level has to hold across the whole room rather than along one wall, or a floor that falls end to end shows as a step where two pieces meet. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. It is the usual surprise, and it is a known one. Have a plumber booked to disconnect the sink, tap and waste first thing and reconnect after we have gone, and clear the hallway and stairs completely so we can carry slabs through the house. Managed stock usually comes with its own rules about working hours, waste, and who is allowed on site. A replacement keeps the units and changes the surface, which is the least disruptive way to do this in an occupied property. Units kept, surface changed.
