These buildings have firm rules about what can be propped open, left in a lobby or carried through the residents entrance. Seating overhangs past roughly 300mm will not carry on the carcass alone, so flat steel bar or a plywood substrate has to be built into the units first. Slab yield is worked out at quote stage, so if the layout forces a second slab you hear it before you commit rather than after. No installed rate per square metre, because it is not a real number. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

Where a corner is a couple of degrees off, a mitre cut to a theoretical ninety degrees opens on the wall side and there is no closing it afterwards. It is fabrication time rather than material, so it appears on the fabrication line and not in the square metre figure. Photographs are worth more than a plan here. Send a floor plan with the run lengths and confirm whether the existing units and sink are staying, along with the goods lift or loading bay rules if the building has any. Mixed ownership means the decision-maker is not always the person who lets us in, so it is worth being clear early about who signs the quote off.
