Golborne kitchens

What the kitchens here are actually like

Victorian terraceGrade II* listed 1970s towerpostwar walk-up flatsshop with flat over

The kitchen normally sits in the back addition or a later side return, which puts the run against the oldest and least straight wall in the building. Old top out in the morning, new stone down and sealed the same afternoon, with a plumber either side of us. A single day, planned properly.

In the tower the units are shallow and the original layout is the layout, so replacement worktops are cut to the existing footprint.

The tower is served by a single lift core off a ground-floor lobby with a long approach walk, and residential flats sit on the far side of an access bridge from the lift landing, which means everything is hand-carried the last stretch. Two very different jobs sit within a few hundred metres of each other: modest Victorian terraces with a rear kitchen of about 2.4m and a side return not yet built out, and the listed tower flats which have narrow galley kitchens of roughly 2.2-2.6m with fixed service ducts you cannot move. In a listed block, keep the alteration to like-for-like surface work - move a duct or a wall and the job stops while consent is chased.

Wider halls make the carry noticeably easier, and that alone can remove a join that a narrower terrace would have forced into the run. In most Victorian terraces the kitchen sits in the back addition, so you get a narrow galley with one outside wall and nothing square to work off. Sound carcasses are the one condition.

What we are usually templating in is Victorian terrace, Grade II* listed 1970s tower, postwar walk-up flats and shop with flat over. Each of those behaves differently once the old top comes off.

True everywhere

Worktop replacement, in short

  • The units stay. Only the surface changes.
  • Old tops come out in the morning, new stone is down and sealed the same day.
  • A plumber disconnects the tap and waste before we arrive and reconnects at the end of the day.
  • The carcasses have to be sound: stone is far heavier than laminate.

Covered from the New Malden patch. Fitted 3–7 working days from template.

What gets asked for here

This is the job the local stock asks for first, ahead of worktop templating and worktop splashbacks & upstands.

The building, and what it does to the job

Where the side return has been filled in, the old external wall is now an internal one and still carries its render, its gutter line and its old fixings. In most Victorian terraces the kitchen sits in the back addition, so you get a narrow galley with one outside wall and nothing square to work off. Sound carcasses are the one condition.

Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. The old top has been hiding it, so the first honest look at it happens when the laminate comes off. The laminate has been covering it up.

Questions

Worktop replacement in Golborne

If yours is not here, ring and ask. You get a straight answer rather than a call-back from a salesperson.

Do you cover Golborne?

Yes. Golborne is on the patch, and the postcodes we work here are W10. It is run from the New Malden side, covering South West London & Surrey. On an event day the controls are wider, tighter and enforced harder than the signage suggests on any other morning of the week. We stage the strip-out so the old tops leave in one trip rather than trickling out across the afternoon. Old tops out and new stone in, both through the same gap. We template in your kitchen and fit in your kitchen, so there is nothing to visit and nothing to collect.

Does the housing in Golborne change how worktop replacement works?

Half-landings mean the back of the house sits at a slightly different level from the front, and a knocked-through kitchen crosses that line. What the old top has been hiding is usually a floor that settled towards the back and units that were never fixed back to the wall. Units kept, surface changed, one day. In a listed block, keep the alteration to like-for-like surface work - move a duct or a wall and the job stops while consent is chased.

How does the stone actually reach a kitchen in Golborne?

Golborne Road has market trading days that close kerbside access, so deliveries are better before the stalls go up. The tower is served by a single lift core off a ground-floor lobby with a long approach walk, and residential flats sit on the far side of an access bridge from the lift landing, which means everything is hand-carried the last stretch. Piece length is set by the internal diagonal of the lift car, not by the length of the slab. Worth remembering that the old tops have to come out the way the new ones come in, and a laminate run is easier to remove in one length than to carry in one. That is agreed before a plumber is booked. Tell us what the approach looks like when you book the template and it gets built into the day rather than discovered on it.

Is worktop replacement the job you do most in Golborne?

Yes. On the research for this patch it is the first of the three jobs listed, ahead of worktop templating and worktop splashbacks & upstands. The junction between the original room and the extension is the point to watch, because the two floors rarely sit at the same height. The units stay and only the surface changes, so the whole job is one day rather than a kitchen refit. A day, not a project. Extension kitchens are usually specified long before they are buildable, so the run lengths on the drawing and the run lengths in the room are different numbers. Old tops out in the morning, new stone down and sealed the same afternoon. Sound carcasses or it does not go ahead.

Why do two Golborne kitchens the same size price differently?

Rooflights along a side return mean the worktop is lit from directly above all day, which shows every ripple in a surface and every gap at a scribe. The existing layout is being kept, so the question is whether the old carcasses will take stone in that shape without more support. Carcasses have to be sound first. Material is £110-£550 per square metre supply only, and templating, fabrication and fitting are quoted on their own lines.

What has to be finished before you can template?

Boxing is rarely the same depth at worktop height as it is at floor level, so measuring it low down is the usual reason a top will not sit back. This is the commonest reason a replacement turns out to need more than a straight swap. Found at template, not on fit day. Have a plumber booked to disconnect the sink, tap and waste first thing and reconnect after we have gone, and clear the hallway and stairs completely so we can carry slabs through the house. A street with houses in single occupation next to the same houses cut into flats produces two completely different jobs from the same elevation. A plumber disconnects before we arrive and reconnects after we leave, and that is worth booking early. Plumber either side of us.
